Polyaspartic vs. Epoxy: Which Concrete Floor Coating Is Better?

It's the most common question in this industry — and the honest answer is that it's the wrong question. Polyaspartic and epoxy aren't competitors; they're specialists. The best concrete floor coating uses both, each where it's strongest.

What epoxy does best: the bond

Epoxy cures slowly, and that's its superpower. Applied over diamond-ground concrete, a quality epoxy base coat has time to soak deep into the pores of the slab before it hardens — building a thick, rigid foundation that becomes part of the concrete rather than a film sitting on top of it. That's why our floors don't peel under hot tires. Epoxy's one weakness: left exposed as a topcoat, it can amber and yellow in direct sunlight.

What polyaspartic does best: the finish

Polyaspartic is a UV-stable, highly abrasion-resistant coating that keeps its clarity and gloss for years — exactly what you want as the wear surface. Its weakness is the mirror image of epoxy's: it cures so fast it never gets the chance to penetrate the slab, so an all-polyaspartic (or all-polyurea) floor is only as strong as its shallow grip on the concrete. That's the corner one-day franchise systems cut.

The verdict

Epoxy base coat for a bond that can't peel. Polyaspartic topcoat for a finish that can't yellow. Two days, from $9/sq ft, built to last 15+ years. For the deeper dive — including how polyurea fits in — read our polyurea vs. epoxy guide.

Concrete Coating FAQs

What Fort Worth homeowners ask us most about polyaspartic and concrete floor coatings.

Concrete floor coatings start at $9 per square foot for a flake system — one flat, all-inclusive rate covering diamond grinding, crack repair, the epoxy base coat, your color layer, and the UV-stable polyaspartic topcoat. Quartz systems are $15 per square foot. Your free in-home estimate locks in the exact price.

Epoxy penetrates deep into ground concrete and builds a thick, rock-solid base, but pure epoxy topcoats can yellow in sunlight. Polyaspartic is UV-stable and highly abrasion-resistant, but cures too fast to soak into the slab as a base. The best concrete floor coating uses each where it's strongest: an epoxy base for the bond, a polyaspartic topcoat for the finish — exactly how we build every floor.

Polyaspartic is actually a type of polyurea — the difference is how it's used. One-day franchises use fast-curing polyurea for the whole system, which leaves less time for the base coat to penetrate the concrete. We use polyaspartic only where it belongs: as the UV-stable topcoat over a deep-penetrating epoxy base. Full comparison in our polyurea vs. epoxy guide.

Most concrete floor coatings are installed in two days. Day one we diamond-grind the slab, repair cracks, and apply the epoxy base coat and your flake or quartz color layer. Day two we seal it with the polyaspartic topcoat. The floor is walkable about 24 hours after the final coat.

With proper installation and care, our coating systems last 15+ years. The polyaspartic topcoat won't yellow in the sun, and the epoxy base won't peel or delaminate — because it's bonded into diamond-ground concrete, not sitting on top of it. Every install carries a one-year warranty.

Speed is the trade-off. All-polyurea one-day systems cure so fast the base coat can't soak into the slab, which is why they're prone to peeling under hot tires. We take two days so the epoxy base gets the time it needs to penetrate and cure into a foundation — then the polyaspartic topcoat locks it in.
